Whether you plan on living in your house the rest of your life, or you are putting it on the market next week, you want the money you invest in your home to produce a return. As a homeowner, what home renovation project will pay off most when it’s time to sell?

Here are some things to consider:

Kitchens and bathrooms alone can sell a house.

Most buyers can change family rooms and bedrooms with a can of paint, new rugs or window treatments. A poorly designed kitchen with appliances from the 1980s will have buyers turning on their heels, out the door to the next listing. Same goes for bathrooms; they sometimes can make or break a potential sale.

Additional space means additional dollars.

Another way to add value to your home is by adding an addition. Buyers first review the basics when searching for a home and square footage is at the top of the list. The reality is, bigger houses come with bigger price tags. This addition doesn’t have to be anything extraordinary; it just needs to fit with the rest of the home and provide that added luxury of extra living space.

Master suites and private bathrooms are huge selling points.

People looking to buy their last home want a master suite with a private bathroom. For those who have outgrown their starter home, they want a private room and bathroom apart from their children or guest rooms. They have shared a bathroom far too long and are willing to spend extra money to find a home that offers that privacy. For those considering selling, this project could separate their home from others, potentially allowing for a quick turnaround on the market.

Offices and pools might not help sell your home.

Some home remodeling projects may hold significant value for you while future potential buyers may disagree. For example, a home office or pool could be seen as liabilities rather than strengths from a buyer’s perspective. Many feel that home is a respite and that office space would not appeal to them. Others may view a pool as additional work and expensive to maintain. Those are things to keep in mind when thinking long term about the implications of your renovation.

However you choose to renovate your home, remember it is an investment and at some point you will sell it to someone else and receive a return on it. Your future self will thank you for helping to sell it quickly by doing the necessary work today

    I really like how you talked about how adding onto your home could help add value. We’re planning on a house restumping project this summer, which should add some space to our home. we’re planning on making a little game room with the additional space from the house restumping. I’m curious what this project is going to do to our value, so I may have to talk to an appraiser once we get everything done to see what the verdict is!
